Approved contractor on a Framework
We were appointed as an approved contractor working in conjunction with Newark and Sherwood District Council to deliver Cluster 5 of the HRA Phase 5 programme, secured through competitive tender via an open framework.
This contract comprised three new homes across two separate sites in the village of Norwell: a 1-bed bungalow at Fair Vale and two 2-bed houses at School Lane. Set within established residential surroundings and adjacent to existing properties, the scheme required a considered approach to access, boundary treatments and integration into the existing streetscape.
At Fair Vale, the 1B2P bungalow was designed with level access, private amenity space and dedicated off-street parking, creating a high-quality, energy-efficient home within a compact village infill plot. At School Lane, the two 2B4P homes were carefully positioned to provide tandem parking, secure private gardens and defined boundary treatments while maintaining the character of the surrounding area.
As with all NSDC developments, the homes were delivered in full compliance with planning permissions and the Council’s detailed Employers Requirements together with the scheme being constructed to meet current Building Regulations standards; working closely with Building Control and the warranty provider to record stage inspections and provide 12-year warranties at handover.
Delivering new build homes within a live village environment required careful logistics management, safe pedestrian routing and respectful coordination with neighbouring residents. Our team ensured that site operations were secure, well-managed and considerate throughout the build programme. The completed homes now provide high-quality local authority housing within a rural setting, enhancing the existing village fabric while delivering modern, energy-efficient living accommodation for residents.
