Approved contractor on a Framework
We were appointed as an approved contractor working in conjunction with Newark and Sherwood District Council to deliver four new build bungalows across Wolfit Avenue and Nightingale Close in Balderton, secured through competitive tender via an open framework.
This particular contract comprised four 1-bed, 2-person homes delivered on small, constrained plots embedded within busy, fully occupied residential estates. Three of the homes were single-storey bungalows, with Wolfit Avenue Plot B designed as a dormer bungalow to maximise space while responding sensitively to its surroundings.
All properties were constructed to a high-performance fabric-first standard, incorporating 185mm cavity walls, solar PV panels with battery storage, electric combi boilers and achieving EPC A ratings. The result is a collection of energy-efficient, future-ready homes that reduce running costs for residents while supporting the Council’s wider sustainability ambitions.
Each site presented unique logistical challenges. The plots were positioned within active estate roads, including bus routes and high footfall pedestrian areas. Careful sequencing of works was required to divert and reinstate footpaths, coordinate statutory service diversions and maintain safe access for residents at all times. Secure hoarding, clear communication and disciplined site management were critical to ensuring minimal disruption within these busy neighbourhoods.
Delivered on a rolling programme throughout 2025, the scheme demonstrates our ability to unlock small, underutilised parcels of land and transform them into high-quality, low-carbon homes within live residential environments.
